Step 1 — Get Appointed as Executor or Administrator The court appoints an executor (named in the will) or administrator (if no will exists) to manage the estate. This is the legal starting point for any property sale.
Step 2 — Obtain Court Authorization In most NJ probate cases, the executor needs court approval before listing or accepting offers. I work alongside your probate attorney to make sure we're aligned on timing and documentation.
Step 3 — Price It Right From the Start I'll conduct a thorough market analysis and walk you through realistic pricing for the property in its current condition. Accurate pricing protects the estate and keeps the process moving.
Step 4 — Prepare and Market the Property We'll talk through what repairs or improvements actually make financial sense. Then I'll market the property professionally — photographs, MLS listing, and targeted outreach to buyers and investors familiar with probate purchases.
Step 5 — Evaluate Offers With Confidence Not all offers are equal. My mortgage background means I can look beyond the dollar amount and identify which buyers are most likely to close — and which ones aren't.
Step 6 — Close and Distribute Once the court approves the sale and all legal requirements are met, we close. Proceeds are distributed to heirs or used to settle estate debts according to the court's direction.
